Emergency Maintenance
If you experience a genuine maintenance emergency, please follow the guidance below.
Emergency contractors are available only for genuine emergencies that cannot safely wait until normal office hours.
Examples include:
- Significant water leaks causing damage
- Total loss of electrical power (where not affecting neighbouring properties)
- Complete boiler failure during cold weather where no heating or hot water is available
- Gas leaks
- Carbon monoxide alarms
- Major security issues following a burglary or forced entry
- Flooding
- Fire damage
- Routine repairs and non-urgent maintenance should always be reported during office hours.

Out of Hours Emergency Service
Our emergency service operates during the following periods:
- Monday to Friday: 5:00pm – 9:00am
- Saturday: 24 hours
- Sunday: 24 hours
- Public Holidays: 24 hours

Gas Leaks & Carbon Monoxide
Gas Leak or Carbon Monoxide Emergency
If you suspect:
- A gas leak
- Smell gas within the property
- Your carbon monoxide alarm is sounding
You should:
- Leave the property immediately if it is safe to do so.
- Do not use electrical switches.
- Do not smoke or use naked flames.
- Call the National Gas Emergency Service immediately.

Water leak from the property above
If water is leaking from the property above, please alert your neighbours immediately and ask to fix the leak. If they are not at home, please leave them a note. We are not able to force entry to the flat we do not manage to stop the leak, so please inform your neighbours as soon as possible.
If you know that the flat above yours is a rental property, you can usually find an owner or their letting agent on the Scottish Landlord Register.
In old tenement buildings water stopcocks are sometimes located above the flat door – if your neighbours are not in, you could try to turn the water supply off.
If the water leak is significant, you cannot contain it and the neighbours upstairs are gone, please call the Edinburgh Council on 0131 608 1100 or 0131 200 2000 (out of hours number). They may be able to force entry to the flat above and turn the water supply off.
Please inform us about the leak, but only after contacting your neighbours. Please send some photos documenting the damage caused.

In the event of any other MAJOR problems please call 0131 662 8035 both within and out with office hours (any time outside of Monday – Friday 09:00 – 17:00 it will be redirected to our Out of Hours Support Team).
