Moving In

You’ve Found Your Home. Here’s What Happens Next.

Once your application has been successful and your tenancy is ready to begin, there are a few things to take care of before you move in.

You’ll need to pay your deposit and first month’s rent, after which the property will be available from the start date stated in your tenancy agreement.

We’ll send you an inventory with photographs by email. Check it carefully when you move in and let us know about any discrepancies within one week. If we don’t hear from you within that period, we’ll assume the inventory has been accepted.

Your new home will be professionally cleaned before your move-in date, and your deposit will be lodged with SafeDeposits Scotland within 30 working days.

Moving Out

Leaving Your ELC Property? Start Preparing Early.

When you’re ready to move out, give us the notice required under your tenancy agreement. We’ll then provide you with the information you need for the next steps.

Before the check-out, the property should be returned in a professionally cleaned condition, reflecting the standard it was in when you moved in.

You’ll also need to:

  • Remove all personal belongings and rubbish
  • Return furniture to its original position
  • Replace missing or damaged items where appropriate
  • Clean the kitchen, bathrooms and appliances
  • Clean carpets and address stains where necessary
  • Leave the garden and garage tidy where applicable
  • Lock windows, doors and the garage
  • Arrange mail forwarding
  • Return all keys

There is no access to the property after check-out, so make sure you've collected everything before leaving. We can also provide details of reliable cleaners and carpet cleaning specialists if you need them.

What is involved in referencing?

Referencing helps establish relevant information about your application before a tenancy is agreed. The exact checks and information required will depend on the property and application.

When do I pay my deposit and first month's rent?

Before moving in, you’ll need to make the required payments in line with your tenancy arrangements. Once the deposit and first month’s rent have been paid, the property will be available from the tenancy start date.

Where is my deposit held?

Your deposit is lodged with an approved Scottish tenancy deposit scheme. ELC’s current moving-in guidance states that deposits are lodged with SafeDeposits Scotland within 30 working days.

What should I do when I receive my inventory?

Check the inventory and photographs carefully when you move in. If you notice any discrepancies, tell us within one week.
