Full Management Service

This service is designed for landlords who seek a comprehensive and professional property management service and prefer minimal involvement unless otherwise agreed. It encompasses the following:

  • Providing guidance on all aspects of renting and conducting rental valuations.
  • Compiling comprehensive property rental reports.
  • Furnishing detailed financial accounts to the landlord at the conclusion of each fiscal year.
  • Facilitating the transfer of utility accounts and council tax responsibilities into the tenant’s name.
  • Coordinating communication between the landlord and tenant regarding necessary property maintenance.
  • Authorising property repairs in the absence of the landlord, with a limit of £100.
  • Initiating emergency repairs to the property when the landlord is unavailable.
  • Managing the essential statutory certifications to ensure property compliance.
  • Collecting rent and forwarding the appropriate amount to the landlord.
  • Organising the final property inspection and refunding the tenant’s deposit only after mutual agreement with the landlord that the property has been returned in good condition. Any necessary deductions for damages or dilapidations will be made from the deposit before it is returned to the tenant.
  • Ensuring the transfer of utility accounts and council tax accounts back to the landlord, along with providing forwarding addresses to relevant service providers.
  • Offering guidance on legal safety compliance matters and landlord registration.

Marketing the property (exclusively for clients under our Full Management service) includes:

  • Utilising professional photography services and creating a 360-degree virtual tour.
  • Marketing the property through our exclusive website and our subscribed portals, providing National coverage.
  • Interviewing prospective tenants and arranging accompanied viewings of the property.
  • Conducting comprehensive independent reference checks on all prospective tenants.
  • Supplying a detailed inventory and schedule of condition, including photographs.
  • Preparing a full tenancy agreement, managing the signing process, and serving the appropriate notices.
  • Collecting a security deposit, equivalent to one month’s rent, held with Safe Deposit Scotland during the tenancy.

Full Management and Marketing Fees:

The monthly Management Fee is 10% + VAT of the rental amount. Our marketing fee is £270 (£225 + VAT). In the case of HMO properties, this fee includes the first two tenants and two guarantors. Any additional tenants or guarantors in HMO properties will incur an additional fee of £19 (VAT inclusive) per person.
