Calling All Edinburgh Landlords – Have You Checked Your Water for Lead Yet?

Big news! Back in March 2024, the Repairing Standard got an update, and it’s now a must-do for landlords to make sure the water supply in their rental properties is lead-free. That’s right, it’s a legal obligation now for all you private landlords to ensure your properties are safe and meet this new standard.

Making Sure You’re Spot-On with the Repairing Standard

Under these updated Repairing Standard rules, Edinburgh landlords have a responsibility to make absolutely sure the water supply doesn’t put your tenants’ health at risk. Our lead testing service is designed to help you meet these standards without any fuss. We’ll give your property’s water system a thorough once-over, making sure any lead pipes or connections are found. Then, we’ll explain the best way to get them removed or replaced, so your property stays on the right side of the law. Getting your lead water tested also means you can rest easy knowing your tenants are safe from any nasty contaminants.

Now, if the test shows that the lead level is at or above 10 micrograms per litre, that means there’s lead lurking in your plumbing. While this level is the maximum allowed by UK drinking water rules, the new Repairing Standard asks landlords to go a step further and get rid of all sources of lead, like those old lead pipes, tanks, and fittings. This is all about making sure your tenants are as safe as possible. So, regular lead testing and getting rid of any lead bits and pieces quickly is key to meeting your legal duties and providing a healthy home for your tenants.

Why Bother with Lead Testing? It’s About Looking After Everyone.

Lead in water can be a real worry, causing serious health problems, especially for little ones and pregnant women. That’s why lead water testing is so important, particularly in older properties where lead pipes might still be hiding.

Our Simple Lead Testing Process – We Keep it Easy for You.

Our lead testing experts really know their stuff when it comes to lead pipes. We’ve got experienced plumbers on the team who can spot them a mile off. We’ll give your water supply a thorough check for lead and clearly report anything we find. If we do discover any lead pipes, tanks, or connections, we’ll explain the next steps in plain English, so you know exactly what needs to happen to fix it with as little disruption as possible for your tenants.

Our lead testing process is straightforward. We’ll take a water sample from your kitchen tap – first thing in the morning, before anyone’s used the water for at least 12 hours. Then, we’ll have a peek at your plumbing, collect the sample carefully, and send it off to a lab for proper testing. You’ll get a clear report with the results and our friendly guidance on what to do next if lead is detected.

Just a little note: even if the test shows a really low lead level (under 1.11), the new rules mean landlords still need to make sure any lead pipes, tanks, or connections are removed or disconnected from the water supply. If you’re lucky enough not to have any lead bits in your system, it’s a smart idea to keep some evidence of that, just in case anyone asks. A plumber’s photo report could be a good way to document this.
